BORN_VILA | Minimalism and Monochrome Contrast
01. Project Introduction
BORN_VILA represents a testament to rational modern architecture in Pristina. With a compact area of 260 m², this two-story residence is designed to offer an intimate living experience, yet filled with light and space.
Its design is based on the principle of pure volumetric and material contrast: a "white" and light box that stands as a cantilever over a strong and monolithic base of black stone. This project demonstrates how luxury can be achieved through simplicity, clean lines, and the elimination of every superfluous decorative element.

03. Design Philosophy and Facade Details
Within the 260 m² area, every square meter is utilized with spatial intelligence, creating a strong connection between the interior and the paved courtyard with cubes:
Duality of Materials: The ground floor is completely clad with rectangular stone slabs in dark gray/black tones, giving the house visual stability. In contrast, the first floor bursts with clean, white plaster and sharp geometric angles.
Light Control and Privacy: The large sliding windows on the ground floor are equipped with external horizontal grilles (venetian blinds), which allow precise light regulation and guarantee privacy day and night.
Upper Floor Transparency: The long balcony on the first floor uses full glass protection (frameless), maintaining the purity of the white volume and offering unobstructed views from the bedroom.
04. Architectural Vision
"With BORN_VILA we sought to create a pure monochrome architecture, where light and shadow play the main decorative role. The cantilever form of the upper floor not only creates visual dynamism, but also serves as natural shelter for the ground floor terrace."
Hidden Linear Lighting: The integration of LED strip lighting in the ground floor terrace ceiling creates a continuous line of light that emphasizes the geometry of the building in the evening.
Soft Transition: The courtyard paved with open gray cubes naturally transitions toward small green areas with decorative plants (such as lavender or low shrubs), bringing freshness to the environment.
Efficiency and Comfort: Architectural solutions, including intelligent grilles and insulation systems hidden behind the ventilated facade, ensure high standards of energy efficiency.
